2. What we process and why

• Enquiry form. When you submit the form we process your name, email address, message and — if you provide it — your phone number, solely to respond to your enquiry. Legal basis: Art. 6(1)(b) GDPR (steps prior to a contract) and Art. 6(1)(f) GDPR (our legitimate interest in answering). Your message is delivered to us by email through our processor Resend.
• Server logs. Our hosting provider automatically processes technical data (e.g. IP address, browser/device type, date and time of access) to deliver and secure the website. Legal basis: Art. 6(1)(f) GDPR.
• Embedded map. The Location section embeds Google Maps. When it loads, Google LLC may receive your IP and set cookies. Legal basis: Art. 6(1)(f) GDPR (showing the property’s location).
• Web analytics. We use Google Analytics 4 to measure how visitors find and use this website (pages viewed, approximate region, traffic source). IP addresses are not logged or stored by Google Analytics 4. Legal basis: Art. 6(1)(f) GDPR (our legitimate interest in understanding how this listing is found).

3. Recipients / processors

• Vercel Inc. (USA) — website hosting and content delivery.
• Resend (USA) — delivery of enquiry emails.
• Google LLC (USA) — embedded map and web analytics.

4. International transfers

Data may be transferred to the USA. Such transfers are safeguarded by the EU Standard Contractual Clauses and/or the EU–US Data Privacy Framework where applicable.

5. Retention

Enquiry data is kept only as long as necessary to handle your request and any related correspondence, and is then deleted, unless statutory retention periods require otherwise.

6. Cookies & analytics

This website uses Google Analytics 4 for aggregate visitor statistics; it may set first-party cookies to distinguish visitors. We use no advertising or cross-site tracking cookies. The embedded Google Map may also set cookies when it loads. You can block cookies in your browser settings without losing any functionality of this site.

7. Your rights

You have the right to access, rectification, erasure, restriction, data portability, and to object to processing, as well as to withdraw any consent at any time. You also have the right to lodge a complaint with the Austrian Data Protection Authority (Datenschutzbehörde, www.dsb.gv.at).
